All 25 homes

Buying a park home is simpler than buying a house — no stamp duty, no chain, no conveyancing of land. The places it is different are the places people get caught out, so the pitch fee, the licence and the park rules are on the page before you think to ask for them.

How buying works

Simpler than a house, and we will say where it is different

Step 1

Find the park

Nine parks, five counties. Each page tells you what the park has, what is nearby, and what a home there costs.

Step 2

See it

A viewing with someone from the park, at a time that suits you. Walk the plot, sit on the deck, drive to the pub.

Step 3

Read the paperwork

The licence or Mobile Homes Act agreement, the park rules and the pitch fee — at least 28 days before you sign anything.

Step 4

Move in

No stamp duty, no chain, no conveyancing of land. From reservation to keys is usually six to ten weeks.

Two kinds of home

A holiday lodge, or a home you live in

Most of the parks sell lodges under a twelve-month holiday licence: yours to use all year, with an address elsewhere. Beechwood and Tarvin Sands also sell residential park homes under the Mobile Homes Act, which you can live in full time. Every home page says which it is, because two homes that look the same can be very different things to own.
